Step 1: Plan Your Budget

The first step in the process when building a custom home is to identify what you can realistically afford to spend on your project. Here are some quick tips for what you should consider during this phase of the process:

  • If you'll need a construction loan and mortgage for your project, talk with your financial institution to prequalify for your loan. This will help you know the maximum amount of money you can spend to build a new home.

  • Make a list of your wants vs. needs for your new home.  Do some research to understand the cost of materials, fixtures and other home decor options.

Step 2: Find Your Home Site

One of the biggest benefits to choosing a custom built home vs. a preowned home or working with a production builder is that you can put it wherever you like - as long as you have the land to build it on. When you decide to build, secure your land after finalizing your budget. If you're looking for land to build on, work with a local realtor to find land or browse online on real estate websites like Realtor.com.

Once you find your land, you'll want to go ahead and apply for a septic system construction permit. This is a requirement for any new construction build and will let you know if your land will pass a perc test.

When you decide to build a custom home, it means that you get to customize your floor plan and home layout to fit your wants and needs, and you're not locked in to choosing from just a handful of plans. Step 3: Pick Your Floor Plan

Once you've built your budget, secured funds with your financial institution, secured land to build your home on, and selected a floor plan, you're ready to sign a contract with your builder of choice. A custom home builder contract will list out pieces of the project in detail, materials to be used, associated cost, and typically a general timeline to build. The contract for your build is critical. Take your time on this phase and make sure everything in your contract is spelled out as you want it - down to the minute details.
